DISCLOSURES

Fully signed State and product required disclosures with completed 1003 including 2 year
residence and employment history.

CREDIT REPORT

Tri merged credit report with any issues noted on AUS addressed on Processor Order Out page if
not resolved.

INCOME

  • Most recent paystubs per AUS or AUS equivalent (WVOE, Day 1 Certainty)
  • W2(s) per AUS
  • Tax returns for all self-employed borrowers, borrowers that work for family, etc. as determined by AUS
  • Required K1’s for self-employed income
  • Award letter, 1099, trust agreement, etc. for passive income sources – as determined by AUS
  • Income Calculation Worksheet OR Candor income calculations
  • Loan Beam on any self-employed borrowers OR Candor income calculations

ASSETS

Asset statements (all pages) – as determined by AUS, showing sufficient cash to close. If borrowers do
not yet have funds verified, receiving a gift, or taking a loan from 401K, a comment needs to be
notated on the Procssing Order Out page. Assets need to be accurate as possible.

PROPERTY

Purchase Loan – Sales Contract with all required addendums
Refinance Only – Title and Appraisal ordered as determined by AUS and/or program OR request Set-Up to order when submitted

OTHER REQUIRED DOCUMENTS

Mortgage Insurance Quote if conventional over 80% LTV
FHA/VA Streamline Worksheets, if applicable
